Top 5 Tips To Compete With New Construction When You Are Selling Your Home

Thinking about selling your home, but are worried that you won’t be able to compete with the current new construction inventory? Don’t worry, it may seem impossible but it’s not. Having an educated realtor like the ones you can find with Emerald Pointe Realty in Monroe, NC is exactly what you need to make your home just as competitive as any new construction home. The biggest thing to think about is what are people wanting these days? What design styles are you seeing in newer homes that you could incorporate into your home? These steps won’t break the bank and are worth it in the end because even though you may be spending money upfront, it will give you a better sale price at the end. Just think of it as a short term investment! Emerald Pointe Realty has brokers with years of experience that can lead you through the process. With these 5 simple steps, you will be able to put yourself that much more ahead than other existing homes that are for sale and new homes.

1. Paint color. This one is HUGE and makes such an incredible difference. The biggest trend we are seeing is more of the neutral grays. A few years ago the common paint color was brown/beige. The tables have shifted slightly to a more natural, airy theme and just about any new home we build, people are picking colors such as repose gray, snowbound, or worldly gray. The appealing part to buyers is they feel the home is move-in ready. Therefore they won’t have to paint the whole house which will save them both time and money. This small thing will often get you closer to asking price and top dollar just because it’s already done!

2. Cabinet hardware. If you have current hardware but you feel it’s outdated with what you see online, change it out! Home Depot or Lowe’s have great options, but online or other retailers in the area have hardware as well depending on what look you are going for. If you already have the hardware there, you’ll just need to be cautious about what you pick out so that the new hardware will work with the old drilled holes. If you don’t have any hardware yet, this is a great time to put it on. This is something that buyers are looking for and something that sets your space apart from the next they go see.

3. Lighting. Have you ever walked into a house and thoght “Wow, that light must be from the ’50s!”? Well, don’t let this be your house! I’m not saying you need to replace every single fixture but focus on the ones people are seeing in main areas such as the kitchen, master bathrooms, or even foyer areas. Light fixtures don’t have to be extremely expensive unless you want them to be, but for this use just keep it simple! Keep the fixtures neutral and they will be appealing to more buyers than not. Also, don’t forget those light bulb checks! You don’t want potential buyers to walk into a  room and then not be able to see because the light bulb is out. Yes, phone flashlights work but not to the maximum potential that your own lights will!

4. Curb appeal touch-up. What are your thoughts after walking out to the mailbox and coming back inside? Is your porch in need of some new stain? Do your flowers just lack the prettiness they once were? Make sure that you think of the outside, too! Front doors can be re-stained or painted a new color to be up to date with current trends, flowers can be replanted or new mulch could be added, or you could replace any outdated lights that may be on the outside of your home whether it’s on the front of the house or the front of the garage. After all, curb appeal and first impressions are arguably as important to me as the location is!

5. Professional deep cleaning. Now, this may seem unneeded to some, but it really is crucial! New construction has a distinguishing smell, and unfortunately, some think that existing has it’s own smell too which is not as pretty and crisp as new might be. Aside from getting the whole house deep cleaned, make sure to go through and declutter everything you may have lying around. One thing about new construction is that it lacks other people’s things. Buyers are able to visualize themselves in these spaces as opposed to your home that may seem extremely lived in. The less is better during selling! Once you declutter, hire someone to come do a deep clean because it’ll be much easier to keep up on and maintain yourself after this happens. You’ll need to get it professionally cleaned before selling anyway, so you might as well do it now instead of later!

All these things are simple solutions to making your existing home just as good of a listing and home than a new construction home. Not everyone wants new, so don’t worry! Your home will sell; with a good agent, taking the proper steps to get it market-ready, and doing what you can to invest now for the max top dollar after your sale.
